你依然如故?你還是你本人。 藍色吉他讓你大開眼界。 【注】賓夕法尼亞“山林”州東部15—30年前建造的民房主要有兩種護牆板:塑料(Vinyl)和灰泥(Stucco),因為成本價格和耐用性能上的差異,中高端住宅大多採用後者。問題在於,無論哪種外牆建材都需要良好的絕緣體系,保證雨不進巢風不入窩。房屋保養固然重要,如果建築商沒有把握基建質量,那麼漏水灌風必定是房主的燙手山芋。 大衛·卡特勒“鍾愛·刀匠”集團(The David Cutler Group)成立於1980年,被稱為費城“兄弟之愛”特拉華“好鬥者”河谷地區(Delaware Valley Area)最大的民用別墅及豪宅社區建築商,由它打造的灰泥建築在防水板的使用上犯有嚴重技術問題,結果導致雨水滲漏並殃及外牆絕緣保溫體系,久而久之便引起灰泥壁後面木質基材大面積腐爛。由於本地法規對建築質量沒有強制性要求,即使當事人之間保持合同約定,也不能免除和限制這種義務,所以大衛·卡特勒集團被裁定違反了適宜居住性的默示擔保(Implied Warranty of Habitability),從此陷入一系列法律訴訟。2009年,該公司為擺脫經濟困境,依照美國破產法第十一章(Chapter 11 Bankruptcy)申請破產,也就意味着在進行財政重組期間可以繼續保持運營,同時免受債權人討債;2017年,臭名昭著的大衛·卡特集團改成鮮為人知的哈德森·帕爾默“靈魂之子·朝聖者”住宅(Hudson Palmer Homes),竟然奇蹟般倖存至今。 我家住宅建於2000年,可以說是大衛·卡特勒集團低劣房建的典型代表,除了4個凸窗沒發現漏水問題之外,其它絕大多數窗戶均有不同程度的損壞,大規模修復工程迫在眉睫。去年九月一號“艾達‘勤勞’颶風”(Hurricane Ida)席捲過後,我下定決心聘用現代住宅外牆設計(Modern Home Exterior or MHX Design)承包商,徹底將灰泥改換成詹姆斯·哈迪“後繼者·堅強”板材(James Hardie Board),同時更新除了主門上方扇形窗戶外26扇窗戶中25扇。可是,經過2020-2021兩年全球新冠肺炎病毒疫情大流行,美國供應鏈告急,直接影響到訂購—送貨周期,舉例來講:安德森“勇敢之子”牌(Andersen)窗戶和廚房外重門起碼四個月、普羅維亞“專業道路”牌(Provia)主門長達半年、百葉窗至少兩個月、交流發電機(Generac Generator)計劃倆仨月、等等。好不容易萬事俱備,一個傷神耗時燒錢的整治項目終於在四月十五號受難節那天開工了,想不到直至六月節尚待繼續,也許挨到金秋十月主門到貨、紗窗完成補漏修整改換大小、百葉窗重新定製安裝、惟簾後續應變設計歸位……整個修復工程才會告罄。 Today in History(歷史上的今天):
