2018年8月1日星期三晚,新京报记者从北京法拍网获悉,北京盘古大观国际公寓

盘古七星公馆共41套住宅开启拍卖倒计时,加上同期拍卖的19套办公地产,市场

价总值近80亿元。

据北京法拍网显示,上述41套拍卖住宅均位于七星公馆3号楼,市场价货值约35.4

亿元。单套市场总价1亿元以上有6套,9千万元以上11套,8千万元以上13套,其

余大部分在5千-8千万元。其中,市场总价最高的一套约1.2亿元,起拍价为8347

万元,面积667.71平米,位于22层(次顶层);市场总价最低的一套约5409万元,起

拍价为5215万元,面积646.43平米,位于5层。

此外,盘古大观5号楼19套办公地产也将一并拍卖,共计59788.38平米,市场价

41.5亿元,起拍价约28.99亿元。

该网站信息显示,上述房产开拍时间为8月31日上午10时,起拍价基本在市场价

的6.9-8折之间,目前意向客户可以交纳保证金。

盘古大观位于北京市朝阳区北辰桥,紧临“鸟巢”、水立方西侧,整体项目由写

字楼、国际公寓、七星酒店和商业龙廊组成,总建筑面积42万平米,其在《变形

金刚4》中亮相,名气大增。盘古大观的公寓盘古七星公馆于2008年开盘,


起始销售价为 6.5万元 / 平米,

US regulator probes China’s HNA over Manhattan property investment

Chinese airline-to-finance conglomerate HNA said on Thursday that a US 

regulator had raised concerns over its ownership of an office building in 

Manhattan located a few city blocks from Trump Tower.


The Committee on Foreign Investment in the US, or Cfius, which reviews 

inbound investments for national security threats, recently raised concerns 

surrounding the 850 Third Avenue tower that HNA bought in 2016.


“There are unique facts and circumstances regarding the location of this 

particular property that did not exist at the time of purchase which have 

raised certain concerns”, an HNA spokesperson said in a statement, noting 

that they were addressing the problems and “working cooperatively with 

regulatory authorities.”


The potential seizure of a stake in the HNA property by the Trump 

administration, as part of a probe into foreign investments, was first 

reported by the New York Post. HNA denied the report of the seizure, 

saying it was “grossly inaccurate and misleading”.


The 21-story HNA property is located about half a mile from Trump 

Tower, and is among a handful of investments HNA made on a $40-

billion buying spree that kicked off in 2014.


But since the second half of last year the company has shown clear signs 

of being under government pressure from Beijing to sell down many of 

its assets. Since the end of 2017, HNA has sold off about $15bn in the 

international assets it had accrued over the past four years, which 

included high-profile deals such as a $6.5bn stake in Hilton Worldwide.

On Wednesday, HNA sold its $2.2bn Avolon stake to Japanese 

investment group Orix.

The US government is currently strengthening Cfius’ powers to review 

inbound investment, but the commission, chaired by Steven Mnuchin, 

does not regularly review completed investments.

The review comes during an escalating trade war between the US and 

China. A number of deals including Broadcom’s $117 billion takeover 

of Qualcomm have been forced to terminate due to heightening 

regulatory obstacles. HNA also abandoned its acquisition deal with 

SkyBridge in April under regulatory pressure from the US.

MHP Real Estate Services is not alone in its $463 million acquisition of 850 

Third Avenue in Midtown – with the firm receiving significant equity backing 

from Chinese conglomerate HNA Group.

HNA and MHPTRData LogoTINY will close this week on their purchase of the 

614,000-square-foot office building, located between East 51st and East 52nd 

streets, from Shorenstein PropertiesTRData LogoTINY.

HNA will become the “equity owner” of the 21-story building, the Chinese 

investment firm said in a statement, with MHP serving as the “operating 

partner.” The two sides entered contract on the property earlier this year 

in an off-market deal. Inquiries regarding HNA’s ownership stake in the 

building were not returned.
