A historical and spatial comparison The following table provides some US and Canadian economic data. From 2010 to 2023, Canadian GDP per capita virtually stay the same. In 2010, Canadian and US GDP per capita are almost identical. However, in 2023, US is 80 K while Canada is 53 K. While GDP per capita in Canada barely change in Canada from 2010 to 2023, house prices almost double in the same period. Despite much higher GDP per capita in US, the average US house is cheaper than average Canadian house. If we compare housing prices along the US Canada border, the difference will be very pronounced. Housing prices along US Canada border were the highest in Canada while housing prices at the US side are mostly very cheap.
