你依然如故?你还是你本人。 蓝色吉他让你大开眼界。 【注】宾州东部15—30年前建造的民房主要有两种护墙板:塑料(Vinyl)和灰泥(Stucco),因为成本价格和耐用性能上的差异,中高端住宅大多采用后者。问题在于,无论哪种外墙建材都需要良好的绝缘体系,保证雨不进巢风不入窝。房屋保养固然重要,如果建筑商没有把握基建质量,那么漏水灌风必定是房主的烫手山芋。 钟爱·刀具匠集团(The David Cutler Group)成立于1980年,被称为费城好斗者河谷地区(Delaware Valley Area)最大的民用别墅及豪宅社区建筑商,由它打造的灰泥建筑在防水板的使用上犯有严重技术问题,结果导致雨水渗漏并殃及外墙绝缘保温体系,久而久之便引起灰泥壁后面木质基材大面积腐烂。由于本地法规对建筑质量设有强制性要求,即使当事人之间保持合同约定,也不能免除和限制这种义务,所以钟爱·刀具商集团被裁定违反了居住性默示担保(Implied Warranty of Habitability),从此陷入一系列法律诉讼。2009年,该公司为摆脱经济困境,依照美国破产法第十一章(Chapter 11 Bankruptcy)申请破产,也就意味着在进行财政重组期间可以继续保持运营,同时免受债权人讨债;2017年,臭名昭著的钟爱·刀具匠集团改成鲜为人知的“骁将之子·朝圣者”家园(Hudson Palmer Homes),竟然奇迹般幸存至今。 我家住宅建于2000年,可以说是钟爱·刀具匠集团低劣房建的典型代表,除了4个凸窗没发现漏水问题之外,其它绝大多数窗户均有不同程度的损坏,大规模修复工程迫在眉睫。去年九月一号“勤劳飓风”(Hurricane Ida)席卷过后,我下定决心聘用壁板承包商(Modern Home Exterior or MHX Design),彻底将灰泥外墙改换成纤维水泥板(James Hardie Board),同时更新26扇窗户中25扇(除了主门上方扇形窗户)。可是,经过2020-2021两年全球新冠肺炎病毒疫情大流行,美国供应链告急,直接影响到订购—送货周期,举例来讲:勇子牌(Andersen)窗户和厨房外重门起码四个月、舒适牌(Provia)主门长达半年、百叶窗至少两个月、户外发动机计划俩仨月、等等。好不容易万事俱备,一个伤神耗时烧钱的整治项目终于在四月十五号受难节那天开工了,想不到直至六月节尚待继续,也许挨到金秋十月主门到货、纱窗完成补漏修整改换大小、百叶窗重新定制安装、惟帘后续应变设计归位……整个修复工程才会告罄。 Today in History(历史上的今天):
